If the landowner decides to change the rules or evict you, you lose everything.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Basing your business only on OTAs (<em>Online Travel Agencies<\/em>) means exactly this: building on someone else\u2019s land. Resources that could be <strong>reinvested in the property, the staff, or owned marketing.<\/strong><\/p>\n<\/div><\/div><\/div>\n\n\n\n<p class=\"wp-block-paragraph\">However, the strategic damage goes beyond the immediate money and comes down to three fundamental losses:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Lack of Data Ownership: <\/strong>In modern tourism, the most valuable resource is not the room, it\u2019s the data. If you don\u2019t own the guest\u2019s email and history, you can\u2019t generate future revenue at zero cost.<\/li>\n\n\n\n<li><strong>Net RevPAR Erosion:<\/strong> Many measure success with <a href=\"https:\/\/en.wikipedia.org\/wiki\/RevPAR\" data-type=\"link\" data-id=\"https:\/\/en.wikipedia.org\/wiki\/RevPAR\" target=\"_blank\" rel=\"noopener\">RevPAR<\/a> (Revenue per Available Room), but it\u2019s an incomplete metric. The true indicator is Net RevPAR, i.e., revenue net of commissions and marketing costs. If your RevPAR is \u20ac100 but the booking is intermediated, your real value drops below \u20ac80. Ignoring this means overestimating your capacity to invest.<\/li>\n\n\n\n<li><strong>Substitution Risk and Rigidity:<\/strong> For a platform, your room is a commodity, a replaceable product. If a competitor lowers the price, the algorithm penalizes you. The goal is not elimination but optimization of the distribution mix.<\/p>\n<\/div><\/div><\/div>\n\n\n\n<p class=\"wp-block-paragraph\">OTAs should be your acquisition channel (the so-called <em>Billboard Effect<\/em>), but your website must be the conversion engine. Often a guest discovers you on Booking and then visits your official site to look for confirmation. If at that moment you don\u2019t offer trust, speed, or a clear advantage, the user will go back to the platform. Build a Direct Relationship<\/mark><\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A guest who books directly and is nurtured becomes an asset that generates pure profit for years to come.
